Indicative price band: ₹15 – 30 lakh per acre — this is a district-wide range to help you calibrate, not a quote. What a specific property is worth depends on access, water, elevation, crop, condition and title. Ask us for a real number.

Arabica estates

Higher-elevation shade-grown plantations, typically in the Mudigere, Aldur and Kalasa belts. Commands a premium per acre and holds resale value well.

  • 3 to 200+ acres
  • Usually ~900–1,200 m elevation
  • Pepper and silver oak intercrop common
  • Strongest buyer demand in the district

Robusta estates

Lower-elevation, higher-yielding and more affordable per acre. Widely grown around Sringeri, N.R. Pura and Koppa, often alongside arecanut.

  • Higher yield per acre than Arabica
  • Generally lower entry price
  • Hardier and less disease-prone
  • Often arecanut intercropped

Mixed & arecanut plantations

Estates running coffee alongside arecanut, pepper, cardamom or orange — diversified income and less exposure to a single commodity price.

  • Diversified crop income
  • Arecanut can price above coffee per acre
  • Popular with working growers
  • Steady local market

Estates with bungalows

Plantations with a liveable house, drying yard, pulper and labour lines. These attract lifestyle buyers as well as growers, which supports pricing.

  • Ready to occupy
  • Electricity typically connected
  • Suited to homestay conversion
  • Wider resale buyer pool

Raw & rehabilitation land

Uncultivated or neglected holdings at a lower entry price, for buyers prepared to invest in replanting and take the lean years.

  • Lowest entry price per acre
  • 3–5 years to meaningful yield
  • Budget for rehabilitation cost
  • Check water before anything else

Large contiguous holdings

100+ acre estates for serious growers and institutional buyers. Fewer buyers at this scale, which sometimes works in your favour on price.

  • 100 to 500+ acres
  • Often discounted per acre
  • Established labour and infrastructure
  • Longer transaction timelines

Answers

Frequently asked questions

What size coffee estates do you deal in?

Anything from around three acres up to several hundred. Smaller holdings under five acres tend to price higher per acre because far more buyers can afford them; very large estates often trade at a discount per acre for the opposite reason.

Can I see the estates online before enquiring?

No — we do not publish listings. Estate owners in Chikkamagaluru sell confidentially, and a public listing costs them privacy and negotiating position. Once we understand your requirement we share matching properties privately, with real photographs, honest yield figures and a straight price.

Is Arabica or Robusta the better buy?

Neither is universally better. Arabica prices higher per acre and per kilo but needs higher elevation, more shade management and is more vulnerable to disease. Robusta yields more per acre, is hardier and has a lower entry price. Which suits you depends on your budget, the elevation available and whether you intend to manage the estate actively.

Do you help with the legal and registration process?

Yes. We coordinate title search, RTC and mutation verification, encumbrance certificate, survey and sub-registrar formalities. We are not advocates and do not give legal opinions — we would always have you appoint your own advocate for the title opinion.

Can I visit an estate before committing?

Of course, and you should. We arrange site visits, walk the boundaries with you, show you the water source and access, and can help arrange your stay in the area. We would strongly encourage seeing the property in the dry season as well if your timeline allows.
