What size coffee estates do you deal in?
Anything from around three acres up to several hundred. Smaller holdings under five acres tend to price higher per acre because far more buyers can afford them; very large estates often trade at a discount per acre for the opposite reason.
Can I see the estates online before enquiring?
No — we do not publish listings. Estate owners in Chikkamagaluru sell confidentially, and a public listing costs them privacy and negotiating position. Once we understand your requirement we share matching properties privately, with real photographs, honest yield figures and a straight price.
Is Arabica or Robusta the better buy?
Neither is universally better. Arabica prices higher per acre and per kilo but needs higher elevation, more shade management and is more vulnerable to disease. Robusta yields more per acre, is hardier and has a lower entry price. Which suits you depends on your budget, the elevation available and whether you intend to manage the estate actively.
Do you help with the legal and registration process?
Yes. We coordinate title search, RTC and mutation verification, encumbrance certificate, survey and sub-registrar formalities. We are not advocates and do not give legal opinions — we would always have you appoint your own advocate for the title opinion.
Can I visit an estate before committing?
Of course, and you should. We arrange site visits, walk the boundaries with you, show you the water source and access, and can help arrange your stay in the area. We would strongly encourage seeing the property in the dry season as well if your timeline allows.
