Not unless you tell us to in writing. Our default is complete confidentiality — we approach buyers from our own network privately. Most sellers in Chikkamagaluru prefer it that way, and it does not slow the sale down. If anything, discretion tends to attract more serious buyers.

Honestly, it varies a great deal. A well-priced estate with clear title, good road access and a reliable water source can move in two to four months. A property that is over-priced, has title complications or is difficult to reach can sit for two years or more. The two things most within your control are the asking price and having your documents ready.
Typically: the sale deed or title document, current RTC (pahani), mutation register extract, encumbrance certificate for the last 15 years, khata certificate and extract, latest tax paid receipts, survey sketch, Coffee Board registration if applicable, and any loan or mortgage papers. We will give you a full checklist for your specific property, and we would always advise having your own advocate review everything.
