35 km west of Chikkamagaluru

The heart of the Arabica belt. Higher elevation, reliable rainfall and established estates with mature shade cover. Strong demand from Bengaluru buyers, which keeps pricing firm.

60 km north-west, near Horanadu

Dense plantation country close to the Western Ghats and the Bhadra catchment. Heavy monsoon, excellent water security, and some of the most scenic estates in the district.

Sringeri

90 km west

Temple town with a strong local economy and steady homestay demand. Robusta dominates at lower elevations, with arecanut widely intercropped.

18 km from Chikkamagaluru town

Close enough to town for daily convenience while still being genuine plantation country. Popular with buyers who want an estate without total isolation — which is reflected in the price.

N.R. Pura

55 km west

Narasimharajapura — quieter, more affordable, with larger contiguous holdings still available. Good value for buyers prioritising acreage over proximity.

Choosing an area

Which area of Chikkamagaluru is best to buy in?

It depends entirely on what you want the property to do. For a working Arabica estate with strong resale, Mudigere and Aldur are the safe picks. For water security and scenery, Kalasa. For maximum acreage per rupee, N.R. Pura and Koppa. For homestay income, Sringeri and the Mullayanagiri side. Tell us your priority and budget and we will point you at the right belt rather than the fashionable one.

Are prices very different between these areas?

Yes, materially. Land close to Chikkamagaluru town and Aldur can command a significant premium over Koppa or N.R. Pura for otherwise comparable plantation, largely because of accessibility and resale depth. Within any single area, road access and water still matter more than the postcode.

Do you cover areas outside Chikkamagaluru district?

No, and that is deliberate. We are a single-district specialist. If you are looking at Sakleshpur, Madikeri or Hassan we will happily tell you so and, where we can, point you to someone local there.
